You start by answering a few simple questions and then by process of elimination, the program decides the best clauses to put in your offer to make it workin your favor. For example, the program will ask the following question:

Is the seller willing and able to carry all the First loan?

This is because you don't operate the same way in a Seller's Market, as you do in a Buyer's market. In a Buyer's market, you can make all sorts of outrageous demands and Sellers will either accept, or counter-offer. If not, there will be plenty of other properties and plenty of other Sellers who wiill be easier to deal with. But in a Seller's market, Sellers don't have to bother woith counter-offers. They just sell the property to someone else, who is offering a better price and/or better terms and you are left out in the cold.


If you do want to learn about real estate, then you learn on the job. Not only does the Contract Wizard create an ideal sample contract for you, it gives you a simple explanation of what the contract means, in plain English, not real estate jargon.

If you go to an attorney and ask them to write up a Purchase or Sales agreement for you, they will charge you by the hour, hour after hour after hour.

Do you know what the biggest complaint is against both attorneys and real estate agents?

No, it's not that they're a bunch of thieves and scoundrels, because most of them aren't.

Most attorneys and most real estate brokers are good, honest, hard working, well meaning professionals, but the biggest complaint against them is that they don't listen to you.

They want to do things the way they think is right, the way they have always done things, even if that is not the way you want to do things.

The problem, is that what's "best" as they see it, is not necessarily what will help you make money, so even if they did listen, they probably wouldn't ask the right questions.

If you know exactly what you want and insist that they write your offer or sales agreement the way you want it, you will be fine, but if you count on them to do your creative thinking for you, you are taking a big chance.

If you go to a real estate broker and ask them to write up a contract for you, time is money as far as they are concerned. They want to write up the easiest deal possible, one they are reasonably sure the Seller or Buyer will accept, so that they can move on to the next Buyer or the next Seller and the next commission.

Even if they know about the creative clauses that can help you buy or sell property without cash or credit, real estate agents don't want to put creative clauses into the contract for fear of killing the deal.

Real estate agents just want everything to go smoothly, so unless you specifically request that clauses be inserted in the offer to allow you to buy without cash or credit and/or to get cash back at the close of escrow, or to have the Seller cover all or part of your payments for a specified period of time, then they will never put those clauses in the offer.

Real estate agents won't ask you if you want cash back from the deal, or if you would like some or all of your rent to apply to the purchase price and/or the down payment if and when you exercise your Lease-Option and decide to buy the property, or whether you want to make your offer contingent upon upgrading the zoning and/or subdividing the property so you can increase the value.

They won't ask if you want to make an extra few hundred or even an extra few thousand dollars by assuming the impound accounts, or closing escrow at the right time of the month.

Attorneys are even worse. They are notorious for being like two year old children. Their favorite word is "No."

"Can I buy property with no money down?" No.
"Can I buy property even if I have no credit or bad credit?" No.
"Can I get cash back and get paid for buying the property?" No.
"Can I ask the Seller to cover all or part of my payments for a specified period of time?" No.

Attorneys are great for protecting you from yourself and telling you what you can't do, but they're not so good at telling you what you can do to make money, unless they are real estate investors themselves.

Attorneys who begin to seriously and creatively invest in real estate usually give up practicing law, because they quickly realize that they make more money as investors. If they do keep practicing, they usually deal only with selected wealthy investors and charge high fees.
